Attorney Review
Northern New Jersey is one of the few place in which an attorney review is typically part of a home sale. We recommend top local real estate attorneys from extensive firsthand experience and work alongside them to ensure favorable contract terms and a smooth and timely process.
Home Inspection
Most sales contracts entitle buyers to hire licensed professionals to conduct a thorough inspection of your home. As your agent, we attend these inspections and review the inspection report and repair request with you. Additionally, we assist you with obtaining expert opinions and repair quotes, and assist you in negotiating repairs and credits. We also assist with coordianting contractors and overseeing repairs that may need to be done.
Mortgage
74% of homebuyers financed their purchase in 2024*, so it is likely that the buyer of your home will have to obtain a mortgage. A pre-approval letter doesn't guaranteed that the buyer's mortgage will be approved. We make sure the buyer applies for their mortgage on time, that the appraiser is using the most relevant data, and that any obstacles are addressed swiftly.

Certificate of Occupancy
Many towns require homeowners to obtain a Certificate of Occupancy, Certificate of Habitability, Fire Inspection, or Smoke Detector Certification when selling a residential property. An application denial or inspection failure could lead to costly delays. Our team submits your application and schedules and attends your inspection, something most agents don't do. Our team also performs a pre-inspection to identify potential issues and assists with correcting them, including updating your fire extinguisher and smoke detectors.
Utility Transfers
Your utility accounts will need to be transferred to the new owner upon the closing of your home sale. We assist with transfer of your accounts and order a final water reading from your public water provider.
Final Walkthrough
The buyer of your home will conduct a final walk-through just before the closing of your home sale to ensure that your home is delivered in the same condition as it was at the time of their home inspection, and to also make sure all of your personal items have been removed. We attend your final walkthrough and assist with resolving any issues that may arise.
Closing
The final step of your sale is the closing of title, where the final sale documents are signed and funds are transferred to you from the buyer. Your attorney and title company will handle documents and funds transfer, but issues can arise up until the last minute that we will step in and assist with.
